NRK: The cabin market is changing!

NRK has an article that can scare anyone who has a cabin today that the high electricity prices will cause the market to collapse. Asbjørn, general manager at Lemonsjøen, shares his insights.

There are many families who own or have access to a mountain cabin today - and are probably feeling the high electricity prices in their wallets. The fact that so many families have a good relationship with mountain cabins is typically Norwegian. The reasons may be several and complex. We travel to the mountains to be active, to meet other family members or friends, or to be alone to make a profit.

High inflation, interest rate increases (low interest rates historically), and high electricity prices (not so high at Lemonsjøen which is in the low price area), means that there will be less demand - and that's how the market works. But will there be a collapse in the long term - we don't believe so.

Is thecottage market comingback?

We at Lemonsjøen have seen a change in recent years, even before the pandemic, that there are more days of use at the cabin than before, at the same time as increased rental of holiday homes means that there is a greater focus on rental for cabin owners than before. There are more people than before who want to rent and have the freedom that comes with it, but there are also many who want to own and rent out to finance their own use and have the freedom that comes with it. This will lead to an overall increase in the number of users of mountain cabins in the future as we have more leisure time and the standard of living improves.

What is now unclear for many is, among other things, electricity prices, and here we at Lemonsjøen have an advantage as the area is located in Central Norway, which is a low-price area for electricity. The local energy company also offers relatively low fixed prices to those who want a secure and clear electricity cost, and many have locked the prices this winter. Nevertheless, this is not a reason for us to relax, we are now working on an environmental profile that will focus on less electricity consumption, and alternative environmentally friendly heating to give our customers an easier everyday life.

Why buy a mountain cabin at Lemonsjøen?

Lemonsjøen is an area that is well situated according to climate reports when it comes to winter and snow conditions in the future. With cabins located at about 900 meters above sea level at the foot of Jotunheimen, Valdresflye and Sognefjellet make Lemonsjøen a great starting point for spring skiing and hiking, summer and winter. With the Besseggen and Jotunheimen massif so close, this means that Lemonsjøen has more visitors in the summer than in the winter, which in turn provides a good rental market all year round, in addition to the fact that you can use the cabin yourself throughout the year. New and better roads mean that safety has improved and driving time has decreased.

There is a wide range of activities in the area, including downhill skiing, cross-country skiing, randonee, hiking, cycling, hunting, fishing and more. The local food culture is well known, and there are also many offers here. Or how about a day trip to the Geirangerfjord?

In the future, we believe that many of us will prioritize a more active leisure time spent in our own country, and the use of mountain cabins that can naturally be used all year round will increase in the future. We strongly believe that the cabin market will come back because there will be more users and it is typically Norwegian to use the cabin actively, and the market will adapt to new framework conditions.
